If the house is vacant, we will stage the house for more appeal. Seller to pay initially for the Staging and will reimbursed at the closing from our commisison.

We will create a Listing on our Website and on FMLS which publishes to all major RE Portals like Zillow, Refin,Realtor.com etc to get greater exposure to Buyers

We will provide Supra Lockbox for easy appointments and Safe showings, Yard Sale Sign and other street sale signs. Seller to Collect the Signs from us and Install themselves

Seller to conduct their own Open Houses, Handle Showing Requests, Attend Calls from Agents, Prospect Buyers etc. Seller to negotiate Directly with the Buyers or Buyer Agents. We will Only Check the written offers and validate them.

Seller to arrange for Photo Shoots and Video and Provide Final Pics and Video to upload on the Listing

We will take care of all the agreement paperwork until closing once Seller and Buyer Come to an agreement on terms and Conditions

Any Additional services required by seller will be charged extra and have to be agreed by all parties
Terms & Conditions:
- Require a Min 3 Month Exclusive Right to sell Agreement to be signed
- If the seller doesn’t want to pay to the Buyer Agent, they are responsible to make arrangements to show to any potential buyers.
- If listing agent shows the house to potential buyers without agent and closes, Listing agent will take 1% of buyer agent commission and the remaining buyer agent commission can either be used to reduce the price or add to the seller proceeds.
- If Staging of the home is required to sell, Seller will have to bear the fees.
- Seller to prepare the house in a marketable condition before listing.
- GVR Realty has other independent agents who has their own buyer clients and if any of their clients buy, they will receive the same buyer agent commission that was offered in the listing agreement.
GVR Realty reserves the right to charge Listing fees differently for different properties based on the Location, Age, Condition, Marketability.
